243 Sections 244 to 264 to be code (1) A lease may be cancelled only in accordance with sections 244 to 252 . (2) Any relief against any of the following things may be given only in exercise of the powers conferred by sections 253 to 264 : (a) the actual or proposed cancellation of a lease; or (b) the refusal to extend or renew a lease; or (c) the refusal to enter into a new lease; or (d) the refusal to transfer or assign the reversion expectant on a lease. (3) Any term expressed or implied in a lease or in any other instrument has no effect if it— (a) provides that the lease is automatically cancelled by breach of a covenant or condition of the lease; or (b) is otherwise inconsistent with this section or with sections 244 to 264 ; or (c) has the purpose or effect of avoiding the need for compliance with this section or with sections 244 to 264 .
