285 Covenant implied in instruments transferring or assigning lease of land (1) An instrument contains the implied covenant in Part 2 of Schedule 4 if the instrument is one that, for valuable consideration, transfers or assigns (other than by way of encumbrance only) a leasehold estate or interest in land.
