295 Easements, etc, granted for fixed term: apportionment after severance of reversion as regards land or estate (1) This section applies to an easement granted for a fixed term if there has been— (a) a division of the estate in the land out of which the easement was granted, and different persons are entitled to the income of different parts (that is, a severance of the reversion as regards the land); or (b) a termination of the easement for part only of the land over which it was granted (that is, a severance of the reversion as regards the estate). (2) If this section applies to an easement, an apportionment must be made of the following: (a) the benefits and right to which section 293 applies; and (b) the obligations referred to in section 294(2) . (3) To the extent required by that apportionment, those benefits, that right, and those obligations remain attached to and benefit or burden each part of the land, and may, to that extent, be exercised or enforced by the person entitled to exercise or enforce them under section 293 or 294 .
