Under the Housing Act 1988, a tenant with an assured tenancy can apply to a tribunal to challenge the rent they pay. The tribunal will then decide a fair rent based on what a willing landlord might charge in the open market for a similar property. The application cannot be made if the rent has already been set by a previous tribunal decision or if more than six months have passed since the start of the tenancy.
